A home is never just square metres. It is capital you commit and a life you build around it: the walk to the sea, the children’s school, what the property will be worth in five years. So we begin with your terms rather than a shortlist — a budget that counts every cost, not just the asking price, and, if the property has to earn its keep, a separate look at timing and letting restrictions.

My clients are exacting. They want analysis, not enthusiasm: where the risk lies, where they would be overpaying, what the photographs leave out. The real work of a purchase begins when the papers do not add up, the price is out of step with the market or the timetable slips — and that is part of the job, not the exception. On a purchase I act for you, never for the seller; the two roles are distinct, and I do not combine them in one transaction. My part is the search, the negotiation, the timetable and the coordination of everyone else involved.

Search and purchase

A search across the whole market, off-market homes included. Everything we find is checked — condition, paperwork, the building, the neighbours — and we view only the shortlist that passes, not everything the filters turned up. I then negotiate on your behalf and prepare everything for the signing.

Valuing and selling your property

I price from completed sales, not from the listings next door: a listing shows what the seller hopes for, the land registry what was actually paid. Then come preparing the property, a viewing plan and access to international buyers across the CENTURY 21 network.

Reading the market before you decide

District prices, taxes and transaction costs, the cost of ownership, short-let restrictions — all worked out before you choose a property, not after the reservation deposit, when the figures can no longer change anything.
