    Search and shortlist the longest part

    Me I go through everything on the market — the portals and the CENTURY 21 network. I look at the building, the courtyard and the neighbours, shortlist what fits and send you my assessment.

    Viewings as soon as there is something to show

    Me I view the property on your behalf or with you, film it and ask the landlord the awkward questions: condition, running costs, neighbours, the real terms.

I am Yanina Struneuskaya, an agent at CENTURY 21 Zona Alta, the network’s office in Pedralbes. I help people relocating for work, for study or with their families to find a home to rent in Barcelona and along the coast. I know how landlords choose a tenant, and I deal with the landlord and their agent myself, in Spanish, so that you do not have to. When a case calls for it, I bring in a lawyer, a gestoría or relocation support.

Renting in Barcelona: what to expect

Questions and answers

What does the service cost?

The first conversation, a review of your situation, is free. The search itself is a paid service, including for a long-term let: the fee depends on your brief, and I quote it before any work starts and fix it in the agreement. Until you sign, you pay nothing and commit to nothing.

What the work involves depends on the brief: format, budget, area and term change how much searching, viewing and checking is needed, and the fee follows. It pays for my work on the search, the viewings and the support up to signing; it is not an agency commission for letting a property, which by law the landlord pays. The narrower the brief and the tighter the market in your area, the more options have to be viewed and checked.

What if nothing suitable turns up?

The scope, the timeline and the terms are agreed in writing before the search starts — including what happens if no suitable home is found. We go through that on the first call, before any commitment.

Can it all be done without coming to Spain?

Yes. I attend viewings on your behalf, filming them or bringing you in on a live video call. We go through the contract and your documents remotely, in English, Spanish or Russian, before you sign.

What documents will the landlord ask for?

For a long-term LAU contract, a landlord usually asks for an NIE, proof of income and sometimes a guarantor. For a seasonal contract they ask for less on income, but since 1 January 2026 Catalonia requires the reason for the term to be stated and evidenced: work, study, medical care, waiting for a permanent home. The evidence is filed with the deposit. I do not handle government paperwork — I look at what you already have and how best to present it to the landlord. At our first meeting we go through what you have and put the file together.

Do you work with families and with pets?

Yes. Children and pets narrow the choice, so we set them out in the brief from the start and allow for them in the timeline.

How much money do I need when I move in?

At signing you normally pay the first month’s rent and the deposit (fianza): by law one month for a long-term home and two for a seasonal let. The landlord may also ask for an additional guarantee; on a long-term contract the law caps it at two months. So plan on two to four months’ rent in total, and at least three for a seasonal let. The landlord lodges the deposit with INCASÒL and returns it when you move out, provided there is no damage or debt. I give you the exact figure for a specific home before you sign.
