Not everything is sold in the open: some apartments never reach this page
Some flats, penthouses especially, are sold outside the open listing portals: their owners want privacy, not casual viewings. I tell you about them personally, once I understand your budget and what you are looking for.
Luxury apartments in Barcelona: districts, formats and prices
Barcelona's premium market sits in a handful of districts. Sarrià–Sant Gervasi, with the streets around Turó Park, is the heart of the Zona Alta: quiet streets and family flats of 200–450 m² in buildings with a concierge, typically from about €1.5 million. Next door, Pedralbes has newer buildings with gardens, parking and pools. The Eixample is a different Barcelona: a strict modernist grid, high ceilings, original floors and the city's best penthouses with terraces.
Entry to this segment is around €600,000. Up to €1.5 million the choice is usually between a renovated two-bedroom flat in a classic Eixample building and a newer flat in the Zona Alta. From €2 million you get space, a terrace, and often both. Final prices in these districts are often below asking; I compare the asking price with registered sales nearby and tell you where there may be room to negotiate.
Penthouses in Barcelona
Most penthouses are in the Eixample and the Zona Alta, often with views over the city. Any on offer today are among the cards above; what I check on a terrace is in the list below.
What to check before you offer
- The building. Community fees, the state of the lift and the roof, planned works and the building's technical inspection (ITE). A low price can mean a repair bill is coming.
- The terrace. Penthouse terraces are sometimes enclosed or extended without a licence. I compare the registry with what you see; your lawyer confirms it.
- Orientation and noise. In the Eixample a flat facing the inner courtyard of the block is quieter; a corner flat gets light from two sides. These details can move the price.
Two ways to buy with me
Choose from what is available now. If nothing fits, tell me what you are looking for: I send options from the office listings and my own contacts. Before any viewing I tell you where a property comes from: for one from the office listings you pay no agency fee, because the seller pays the commission, and for anything else I explain up front how my work is paid.
Or commission a dedicated search. A paid service in which I work on your brief continuously, across the portals, other agencies and my contacts. The fee is agreed in writing before we start and depends on the property and the scope of the service. In Spain this is called a personal shopper inmobiliario: an agent who works for the buyer, not the seller.
Questions buyers ask
- What is the difference between a penthouse and a flat in Barcelona?
- A penthouse is a top-floor home, usually with a private terrace, so you pay for outdoor space and views. A flat usually costs less per square metre and has no terrace of its own beyond a balcony. Before you offer I compare the terrace with what is registered.
- Which district should I look at first?
- For families who want quiet streets and schools nearby, Sarrià–Sant Gervasi or Pedralbes. For walking everywhere, restaurants and architecture, the Eixample. Tell me how you plan to live and I will narrow it to two or three districts or blocks.
- What are the buying costs on top of the price?
- Transfer tax, notary and registry fees, plus gestor and legal fees. The bands and a worked example are in the taxes and fees guide.
- Do you show flats that are not on the portals?
- Yes. Some of the best flats in the Zona Alta are sold privately, through the building or by word of mouth. Tell me your budget and I will include them in the shortlist when one fits.
From the bank's compliance checks to the notary
Transferring a six- or seven-figure sum to a Spanish bank is a procedure, not a formality. Source of funds, ownership structure, tax residency — I go through all of it with you in advance and hand it to the gestoría, which prepares the file with you. That way, the deal is not held up by a request that surfaces a week before signing. I see the transaction through from reservation to keys.

NeighbourhoodsBuying in Sarrià: what the village inside Barcelona costs, and why people pay itSarrià was a town of its own until 1921 and still behaves like one. It asks €7,811/m² — more than the Les Corts district that Pedralbes belongs to, and more than any other quarter of Sarrià – Sant Gervasi — and the reason is the one thing the Zona Alta usually lacks: you can live here on foot.Read the guide →
