Villas for sale in Barcelona and on the coast

Not everything is sold in the open: some villas never reach this page

Some villas are sold outside the open listing portals: their owners want privacy, not casual viewings. I tell you about them personally, once I understand your budget and what you are looking for.

From the bank's compliance checks to the notary

Transferring a six- or seven-figure sum to a Spanish bank is a procedure, not a formality. Source of funds, ownership structure, tax residency — I go through all of it with you in advance and hand it to the gestoría, which prepares the file with you. That way, the deal is not held up by a request that surfaces a week before signing. I see the transaction through from reservation to keys.

Villas for sale in Barcelona: where they are and what they cost

There are very few detached houses within Barcelona itself, and luxury homes with a garden are rarer still. The villas that do come up are in the Zona Alta, the upper part of the city: Pedralbes and the upper streets of Sarrià, on plots of 500–700 m², with a garden and usually a pool. Prices there start around €4 million, and the best houses are sold off-market or priced on request. Just outside the city limits, Sant Just Desvern and Esplugues have the same hillsides and views 15 minutes from the centre by car, for considerably less.

Most of the villas my clients buy are on the coast. North of the city, the Maresme (Sant Andreu de Llavaneres, Sant Vicenç de Montalt, the Supermaresme estates) is 20–50 minutes from Barcelona, depending on the town and on whether you take the train or the C-32: family houses with sea views, from under €1 million to €2 million and more, depending on the town and the street. Further north, on the Costa Brava, Begur, Tossa de Mar, Lloret de Mar and Sant Feliu de Guíxols are one to two hours away. Houses there start under €1 million, and the top of the market is above €5 million.

What a budget buys right now

  • Under €1 million: a three- or four-bedroom house in Begur, Lloret de Mar or parts of the Maresme, a few minutes' drive from the beach.
  • €1–3 million: a villa with pool and sea view in Tossa de Mar, the Maresme or Sant Just Desvern; €1–2 million is a common budget on both coasts.
  • Over €3 million: the best streets of the Maresme, including Sant Andreu de Llavaneres, and large estates around Sant Feliu de Guíxols; in Pedralbes, from about €4 million.

How I work on a villa purchase

You tell me the area and the budget; I send a shortlist that fits, including houses that are not on the portals when there are any, and set up viewings. Before you make an offer I compare the asking price with registered sales nearby where data exists, request the nota simple and the key documents, and flag anything that needs checking, such as whether the pool and any extensions are legally registered. The full check, licences and debts included, is done with an independent lawyer. Then the reservation agreement, due diligence and the notary signing, with one point of contact from start to finish. The full cost breakdown is in the guide to taxes and fees; if you are choosing between the city and the coast, start with life in the Maresme.

Two ways to buy with me

Choose from what is available now. If nothing fits, tell me what you are looking for: within a few days I usually send options from the office listings and my own contacts. Before any viewing I tell you where a property comes from: for one from the office listings you pay no agency fee, because the seller pays the commission, and for anything else I explain up front how my work is paid.

Or commission a dedicated search. This is a paid service for buyers who want one person working on their brief continuously. You set the area, budget, size and the features that matter to you; I search the portals, other agencies and my own contacts, including owners who never list online, and send you a first shortlist. I keep searching for the period set in our agreement. Viewings, comparison with registered sales, negotiation and the paperwork are part of it. The fee is agreed in writing before we start and depends on the property and the scope of the service. In Spain this is called a personal shopper inmobiliario: an agent who works for the buyer, not the seller.

Questions buyers ask

Is a villa cheaper in the Zona Alta or on the coast?
In Barcelona itself villas start around €4 million. On the Costa Brava and in the Maresme there are villas under €1 million as well as budgets of €1–2 million; the best streets and sea-view estates cost more. These are market ranges; I give you the current picture for your budget when we talk.
Can a non-resident buy a villa in Spain?
Yes. You need an NIE (a Spanish tax number); in practice you also open a Spanish bank account.
What are the costs on top of the price?
In Catalonia the transfer tax on a resale home rises with the price, and notary and registry fees come on top. The bands and a worked example are in the taxes and fees guide.
Are there villas that are not on this page?
Yes. Some owners do not want their house on the portals. I show those privately when one matches your brief.
Do you also work on the Costa Brava?
Yes: Begur, Tossa de Mar, Sant Feliu de Guíxols and Lloret de Mar. The coastal villas page compares the Costa Brava with the Maresme town by town.

Tell me what you're looking for

I'll send you a shortlist that fits — including homes that are not on this page — and let you know when a new one comes up. I reply personally, usually within 1–2 working hours.
